As opposed to renting, when  something goes wrong with your new home, you have to be able to fix it. Setting  aside some of your disposable income is not unrealistic when your furnace goes  out in the middle of the night and you learn that a new one is recommended.<br />
Hiring a home inspection company can help prevent major  catastrophes such as this but it does not erase the fact that regular living  requires a certain amount of maintenance. A good idea might be to take what  money you had figured for a house payment and add some sort of maintenance fees.  Now you may have a more realistic price range.A realtor could be a good bet as  long as you consider some ground rules. Do not look at anything overpriced for  your budget and do not look at any home that you have not specified. For  example, if you ask to see only ranch type homes, do not agree to walk through a  2-story house just because your realtor has suggested that you will love it.If  there isn’t anything available in your price range, location or floor plan that  you have decided on, then you may want to wait. Not every dream home is  available when you are ready to buy, but if you are patient, it might come  along.<br />
Deciding what you need and want in advance of meeting with a realtor  could help keep you focused on what your future plans are. Consider making a  list of needs, maybes and absolute no no’s. Sometimes potential buyers get so  caught up in one attractive feature of a home and then the rest of their list  goes out the window.</p>
